Why Aren’t More New Homes Selling When Demand Is Soaring?

Despite the hordes of frenzied home buyers hoping to take advantage of very low mortgage interest rates and sign on the dotted lines for their dream homes, builders still aren’t putting up nearly enough residences to appease the rising demand.

Junk removal service opens in Fresno

Fresno is now in the realm of Junk King, a junk removal service that prides itself on eco-friendly habits, good customer service and competitive pricing. The central San Joaquin Valley’s franchise was opened by Clovis resident Wes Burgess, who is also the co-founder of We Be Sober, a service that delivers cars and their drivers home to avoid the dangers of drinking and driving. “I was intrigued by it,” Burgess said of the Junk King company. “Being able to clean up the city and give back to AMVETS and Salvation Army, that’s what I’m passionate about.” He said the goal is to keep junk out of landfills by trying to recycle, donate or reuse what the company picks up. Pricing is determined based on how much of the truck the pick-up fills.

Food is ruling retail real estate, and food trucks are moving in

For the first time nearly two decades, restaurant sales surpassed supermarket sales last year. The turnaround is now showing up in retail real estate, as landlords seek to not only profit from the new normal, but reinvent the now-suffering retail mall. E-commerce may be driving consumers away from shopping centers, but food is pulling them back in.

Low-cost Cedar Heights apartments open in southeast Fresno

Tucked in a southeast Fresno neighborhood dotted with old apartment complexes is a new, modern 14-unit affordable multifamily community from the Fresno Housing Authority and development partner Terance Frazier. Cedar Heights is located on a narrow but deep acre of land on Hamilton Avenue, south of the Fresno Fairgrounds and next to the authority’s renovated Cedar Courts development. The two-story buildings, painted white and gray, are flanked on one side by young palm trees and sit close to a fence separating it from privately owned apartments to the east. The new development is a few blocks from the problem-laced Hayston Avenue apartment complex featured in The Fresno Bee’s “Living in Misery” report. “The housing authority is showing landlords that there is a thoughtful way to build affordable housing that’s well designed and well maintained and that low-income families who live here deserve respect and dignity,” said Preston Prince, the authority’s executive director. “We’re hoping to be setting a tone and setting a direction for this community,” he said. The housing authority and community leaders on Tuesday celebrated the grand opening of the apartments with a ribbon cutting. Prince and Fresno City Council Member Sal Quintero said they hope the project will influence neighboring property owners to renovate or take better care of their properties.

A Minimalist Manifesto: How To Simplify Your Style at Home

Sometimes, our homes can overwhelm us. What should be a place of retreat and comfort becomes bloated with items not needed, styles experimented with and abandoned, and projects started but never completed. While a good Spring Clean (whenever it happens) is always welcome, sometimes you want to go even further than that and streamline your style, too. Read on for our Minimalist Manifesto, and for ideas on how to simplify your home.

After years of drought, boat racing event comes back to Huntington Lake

FRESNO, Calif. -- The annual High Sierra Regatta at Huntington Lake is making a comeback after years of canceled events. In recent years, the drought and low water conditions on the lake hasn't allowed for boat racing. This year there was enough snowfall in the Sierras to make it happen. Several sailboats were out on the water along with plenty of fans out on the shore to watch. There are five races spread out over the weekend. The event is put on by the Fresno Yacht Club.

Foreign buyers flood US real estate, but buy cheaper homes

The appetite for U.S. real estate continues to flourish, but international buyers are shifting their sights from luxury to less-pricey properties. This may be due to overall higher home prices, along with a stronger U.S. dollar, which both cost foreign buyers more at the negotiating table. There are also fewer nonresident foreigners investing in the market.

Water officials say Fresno violated law in failing to report city water issues

FRESNO, Calif. (KFSN) -- The city of Fresno appears to have violated state law by not reporting water quality problems in northeast Fresno. The problems with rusty water first surfaced in 2004, but the city failed to notify the state's water quality agency of the problem until this year. Because of the rusty water, the city started handing out bottled water to half a dozen homes in 2004. Now, the problem appears to have spread to hundreds of homes, leading to expensive repairs.

The net effect will depend on location and price point, but overall, the Brexit will likely result in continuing growth in home sales with somewhat slower growth in home prices. Contracts Low in DC Metro Area Real Estate Market | Published: 6/24/2016 | Homesnap Real Estate News

The DC Metro Area market seems to be weakening, as the number of contracts executed fell to 9,897, the lowest levels since March. Meanwhile sales came in at 8,097 homes sold over the last 30 days. Fairfax County had 1,899 contracts executed, making it the top contributor. Potential buyers should note that prices went up in the DC Metro Area, with the median for this period rising from $390,000 to $393,000. There are only three months of inventory available in the DC Metro Area, so it's still seller's market, even with the shrinking contracts numbers.

Home Sales Even in Fresno County Real Estate Market | Published: 5/4/2016 | Homesnap Real Estate...

With 13 homes sold in the Fresno County market over the last 30 days, we see no change from last week's numbers. However, fewer sellers came into the market in the same time frame, with 14 new listings for buyers to choose from. There are four months of inventory remaining in the market, and that will likely remain the case as the median sales price stayed flat at $260,000 this week.

Fresno housing market among nations most stable

New construction is on an upswing in Fresno, Clovis, and Madera County. "We've got projects in north Fresno, Southeast Fresno, Southeast Clovis and a little in Northeast Clovis and southeast Madera County is poised to get going," said Mike Prandini. Prandini, of the Building Industry Association, said new home construction has been growing and is expected to boom in the coming year. Close to 2,000 new homes were built in 2015. Only half the rate of the boom years of 10 years ago, but a positive sign. "Overall improvement in the economy, unemployment is holding pretty steady in Fresno County so people are a little more optimistic, willing to make a commitment and some of the buyers who lost their homes in 5, 6, 7, 8. 9 10. They've been out of the market for a few years but now they are able to get back into the market and buy a home."

Fresno real estate market on the way up

Real estate experts say the Fresno market is in a healthy position right now. They point to the number of homes available and the gradual growth in home values. 700 Homes were sold in the Fresno area last month. Experts point to the available housing inventory as one factor in that healthy assessment. We're also seeing more buyers and less investors. The Fresno High area has several homes listed on the market. Realtor Michele Stephens has been busy showing clients some of the houses which are available. She said many buyers are drawn to older, established neighborhoods. "Older homes require a lot of maintenance and you have people that just can't do the maintenance on them anymore. You've got a lot of buyers looking to come into these areas because they appreciate the architecture. They appreciate the historical value this area has."

Mortgage rates dip to annual low: Will they stick?

When the Federal Reserve raised its interest rates late last year, most mortgage rate prognosticators saw it as a sure sign that home-loan rates would finally rise meaningfully. In fact, just the opposite has happened. The average rate on the popular 30-year fixed loan is now at its lowest level of the year and could potentially head lower into new record territory.

Emerging from the bust, Fresno housing market is healthiest nationwide

Fresno is starting the year off with the healthiest housing market in the country, a few years after being in the deepest real estate hole. A 3.38 percent jump in applications for home purchases and a small boost, 0.61 percent, in employment has helped keep Fresno at the top of mortgage giant Freddie Mac’s Multi-Indicator Market Index for several months. More homeowners also are paying mortgages on time, according to the monthly index released Dec. 30, and home purchasing power – based on prices, mortgage rates and household income – fell only slightly. The index was based on October 2015 numbers. Austin, Texas, and Honolulu came in second and third, respectively, with similar results. Salt Lake City came in fourth and Los Angeles placed fifth.
